Choosing the Right Contractor for Your Irvington Home

Choosing the Right Contractor for Your Irvington Home

A typical street in the Irvington neighborhood, lined with period homes and century-old trees.

Renovating a historic home in Irvington takes a different approach. Not every contractor understands what it takes to work on homes in this National Register Historic District. Stretching from NE 7th Avenue to NE 26th Avenue, Irvington is home to hundreds of century-old structures with landmark status that require expertise and care. Since 1997, Arciform has been helping homeowners navigate these challenges. We understand what makes these homes special, and we know how to work with 100-year-old structures while respecting their historic character.

About Irvington's Historic District

Irvington is Portland's first suburb, platted in the 1890s, and designated a National Register Historic District in 2010. Its tree-lined streets and variety of architectural styles, including Queen Anne Victorians, Craftsman bungalows, Colonial Revivals, Tudor Revivals, and English cottages, make it a highly desirable neighborhood. You can read more about the history of this vibrant neighborhood here.

Residents enjoy Irving Park, a central gathering space with walking paths and a playground, as well as proximity to the Broadway corridor with restaurants such as Pastini and Blossoming Lotus, and coffee shops like Pete's and Saint Simon Coffee Company. The neighborhood is also close to multiple grocery stores, Lloyd Center, and downtown Portland, making it both historic and conveniently connected.

Why Irvington Homes Need Specialized Contractors

This sleeping porch is special.Historic homes in Irvington present challenges that modern construction rarely addresses. Many were built between the 1890s and 1940s and feature old-growth framing and plaster walls, as well as knob-and-tube wiring, choppy floor plans designed for servant use, 70-amp electrical panels, and original cast-iron plumbing. Add in landmark designation requirements, and it's clear that not every contractor is prepared for these complexities.

Working with historic homes requires specific expertise. We preserve original details like coffered ceilings, built-ins, and wood trim. We select appropriate materials, like wood windows for a 1920s Craftsman. We account for how older structures settle and move over time. And we navigate landmark review requirements from the start, so there are no surprises.

Design-build is especially important in these homes. It keeps one team accountable when surprises emerge behind walls, rather than splitting responsibility between separate designers and contractors. For example, we recently worked on a 1915 Colonial Revival where a "simple kitchen update" revealed three layers of flooring, non-vented gas lines, and a notched structural beam. Having our team handle both design and construction meant we could solve these issues without finger-pointing or delays.

Historic Home Remodeling: Kitchens, Bathrooms, and Exterior Work

We work on the full range of historic home projects in Irvington. Kitchen and bathroom remodels are common, updating layouts and systems while keeping period details intact. Exterior restoration is another specialty, from repairing original siding and trim to rebuilding front porches that match the home's era.

We also handle additions, structural work, and whole-home remodels where every room needs attention. Each project type has its own historic considerations. A 1910 bathroom remodel isn't just about tile and fixtures, it’s about working with cast-iron plumbing, small spaces, and making modern amenities feel like they belong. Exterior work often triggers landmark review, so we plan for that from day one.

Navigating Portland's Historic Landmarks Review

Exterior changes on contributing structures often trigger Portland landmark review. Historic Resources looks for appropriate materials, preservation of character-defining features, and adherence to district guidelines.

Arciform has worked with Historic Resources for decades. We handle permits, applications, and the review process regularly, making it smooth and stress-free for homeowners. Whether it's window replacement, roof repair, or a full remodel, we make sure all approvals are in place before work begins, keeping your project on track and compliant..

Irvington Historic Home Renovation Projects

We've completed dozens of renovations throughout Irvington, helping homeowners preserve and update their historic homes.

For a large 1911 home on NE Knott Street we created a kitchen and mudroom that worked for a modern family without losing its period charm. We opened up the layout, preserved the original built-in hutch, and added period-appropriate details throughout. The result feels like it's always been there. Upstairs we created a new primary suite, including a luxurious bath and dressing room, as well as a spacious laundry room.  See more images of this project in our portfolio here.

Arciform transformed this 1911 Irvington home by completely reconfiguring the kitchen and bathrooms to be brighter and more efficient, while maintaining the home's period charm.

In the northern part of Irvington on NE Klickitat, we were thrilled to work with the creative homeowners of a 1915 Prairie Craftsman.  The charming exterior, with its wraparound porch and deep overhangs, was completely restored, including rebuilding the chimney using existing brick and reconfiguring the back stoop. Inside, we refinished the original woodwork, remodeled the kitchen and baths in period style, and finished out the basement with an industrial edge. The family got space they needed while keeping the home's historic integrity intact. Read the full story in our online portfolio here.
