Portland's Trusted Contractor for Historic and Vintage Homes

Portland is one of the most architecturally rich cities in the Pacific Northwest. From the Victorian era through Craftsman, Colonial Revival, and mid-century modern, the city’s neighborhoods reflect over a century of architectural style. The Arts and Crafts bungalows of Laurelhurst, the stately Colonials of Irvington, the diagonal streets of Ladd’s Addition, every neighborhood tells a different story.

Arciform has been part of those stories since 1997. We’re a design-build firm that specializes in the restoration and remodeling of Portland’s vintage and historic structures. Our collaborative design-build process brings together designers, project managers, and skilled craftspeople under one roof, so that every decision from early design through final construction reflects both the architectural history of your home and the way you live today.

We’ve completed projects across the city, and we understand that no two neighborhoods are alike. A Craftsman in Piedmont has different needs than a Foursquare in Irvington. A cottage in Sellwood calls for a different approach than a Colonial Revival in Eastmoreland. That’s why we take the time to understand your neighborhood’s history, its architectural patterns, and any regulatory requirements that come with it. You can browse our residential renovation portfolio to see completed projects across many of these neighborhoods.

Portland's vintage neighborhoods display all the popular home styles of the early 20th century, including Queen Anne, Tudor, and Colonial Revival.

Why Historic Homes Need a Different Kind of Contractor

Older homes were built with materials and methods that most general contractors don’t encounter on a regular basis. Balloon framing, single-wall construction, plaster over lath, original-growth fir millwork, these aren’t just construction details. They’re part of what makes your home worth preserving.

The difference between a general contractor and a firm that specializes in historic work often shows in what gets kept. With a generalist, original windows are replaced instead of restored. Built-ins are removed to simplify a layout. Modern materials are introduced without regard for scale or period-appropriate detail.

Arciform’s design-build approach starts from a different place. We evaluate the home’s existing character and construction before we design anything. Our historically accurate restoration of windows, doors, and millwork is handled by our in-house woodshop, where our carpenters recreate period-appropriate details or carefully restore originals. And because design and construction work together from the start, we can identify opportunities and constraints early — before they become surprises.

Kitchens are one of the most common starting points for a historic home renovation. If your home was built before 1910, you may be interested in our guide to period-appropriate kitchen design for Portland’s oldest homes, which covers the style characteristics of the era and how we integrate modern function while respecting the home’s original proportions.

Understanding Portland's Historic Designations

If your home is in a designated historic or conservation district, certain changes to the exterior may require design review. The level of oversight depends on your property’s designation.

National Register Historic Districts — such as Irvington, Laurelhurst, Eastmoreland, and Ladd’s Addition — carry the highest level of recognition. Contributing properties in these districts go through a review process for visible exterior changes.

Conservation Districts including Piedmont, Eliot, Mississippi, Kenton, and Woodlawn, have guidelines designed to protect neighborhood character while offering more flexibility for certain types of work.

Other Historic Neighborhoods may not carry a formal designation but are home to significant concentrations of vintage architecture. Homes in these areas still benefit from a contractor who understands period construction and thoughtful design.

We’ve written a detailed guide to help you understand Portland’s historic home designations and the review process, including what to expect, how it affects your renovation plans, and how Arciform navigates the approval process on your behalf
