Why Historic Homes Need a Different Kind of Contractor
Older homes were built with materials and methods that most general contractors don’t encounter on a regular basis. Balloon framing, single-wall construction, plaster over lath, original-growth fir millwork, these aren’t just construction details. They’re part of what makes your home worth preserving.
The difference between a general contractor and a firm that specializes in historic work often shows in what gets kept. With a generalist, original windows are replaced instead of restored. Built-ins are removed to simplify a layout. Modern materials are introduced without regard for scale or period-appropriate detail.
Arciform’s design-build approach starts from a different place. We evaluate the home’s existing character and construction before we design anything. Our historically accurate restoration of windows, doors, and millwork is handled by our in-house woodshop, where our carpenters recreate period-appropriate details or carefully restore originals. Understanding Portland's Historic Designations
If your home is in a designated historic or conservation district, certain changes to the exterior may require design review. The level of oversight depends on your property’s designation.
National Register Historic Districts — such as Irvington, Laurelhurst, Eastmoreland, and Ladd’s Addition — carry the highest level of recognition. Contributing properties in these districts go through a review process for visible exterior changes.
Conservation Districts including Piedmont, Eliot, Mississippi, Kenton, and Woodlawn, have guidelines designed to protect neighborhood character while offering more flexibility for certain types of work.
Other Historic Neighborhoods may not carry a formal designation but are home to significant concentrations of vintage architecture. Homes in these areas still benefit from a contractor who understands period construction and thoughtful design.
